What’s happening - when is it going to happen?

To make a long story short – the construction project, consisting of

 

 

is delayed by complications with our existing bank mortgage.

 

We started by selecting Ambrose, McEnery & House as our architects and Sterling Structures as the General Contractor.  The original target was to have the demolition complete by August 18, before the start of the Dayschool and VISIONS programs – a safety consideration.  Both firms have done a great job in helping with the process and are ready to go – and a little impatient.

 

The church Session formed the ABC (Architect, Builder, Church) Task Force to oversee the construction project for the church.  This group, comprised of Tom Lotz (chair), Lynne Kaley, Paul Marshall, and Terry Keeler, is working closely with the chair of the church’s finance committee, Mike Jarrell.  The objective is to be ready to GO as soon as the bank challenge has been met.

 

One of the first tasks for the ABC Group was to handle the asbestos abatement in the CEB.  This was accomplished quickly and the building has been cleared and is ready for demolition.

 

Thanks to a great Firstfruits Offering from the congregation plus the final settlement of the insurance claim, CLPC has the funds on hand for the demolition and for the youth wing build-out in the CLC.  However, the entire campus is held as collateral for our current loans, thus bank permission to demolish the CEB is required even though loan monies will not be used for the demolition. CLPC cannot proceed with any portion of the construction project without bank permission.

 

To this end, the chair of the Finance Committee has prepared a loan Request for Proposal and sent it to several banks.  There appears to be significant interest in our loan by banks other than the one CLPC has used since our inception.

 

The general contractor has solicited bids for the demolition and relocating the electrical system (all electrical service for our buildings currently is routed through the CEB). A demolition firm and an electrical contractor have been tentatively selected, yet we cannot move pending resolution of the loan issue. Sub-contractors for the CLC second floor build-out also should be selected soon.

 

The ABC Group, with the assistance of the architect and the general contractor, is revisiting the timeline.  It may be more efficient to delay demolition so several projects (demolition, build-out and parking lots) are underway all at the same time, thus reducing supervisory and other costs.  All involved in the project are very cognizant of the safety issue, since the day school and VISIONS program will be on-going on other parts of the campus while the work is underway.

 

So, please be patient as we jump through the necessary hoops to get started.  The target of having the new CEB building up and running by August 2004 remains attainable.
